Flat Roofs: What Commercial Property Owners Need to Know

If you own a commercial building with a flat or low-slope roof, the rules are different from residential roofing. The materials, installation methods, failure modes, and maintenance needs are all distinct.

Flat does not mean flat.

A flat roof still has a slight pitch for drainage, usually about a quarter inch per foot. If that drainage is compromised by debris, ponding water, or clogged drains, you are going to have problems. Standing water is the number one enemy of a flat roof.

Common systems.

The most common flat roof systems are single-ply membranes (TPO, EPDM, PVC), built-up roofing (BUR, which is layers of asphalt and felt), and modified bitumen. Each has its strengths. Single-ply is lightweight and fast to install. BUR is heavy-duty and proven. We will recommend the right system based on your building, budget, and how long you plan to own it.

Maintenance is not optional.

A flat roof needs to be inspected at least twice a year, spring and fall. Clear drains and scuppers. Check seams and flashing. Look for blistering, cracking, or ponding. Small problems on a flat roof become expensive problems fast because water has nowhere to go except into your building.

Scheduling around your business.

When to replace vs. repair.

A well-maintained flat roof can last 20 to 30 years. If you are patching the same areas repeatedly, or your energy bills are climbing because of poor insulation, it is time to talk about a full replacement.
